Situated within the prestigious Bedford Park Conservation Area, this Grade II listed Victorian home required a delicate architectural touch. Like many properties of its era, the original layout felt closed off and disconnected from modern family life. Our task was to create a sense of flow and openness while strictly adhering to the rigorous planning protections of a listed building. By designing a contemporary rear infill extension that harmonises with the historic fabric, we successfully opened up the ground floor to create a home that is both light-filled and deeply respectful of its heritage.

The Brief


The clients approached us with the challenging goal of creating an open-plan living space within an area of restricted permitted development rights. The brief required a seamless transition between the existing kitchen and a new social hub for the family. In addition to the main house works, we were asked to breathe new life into an underused detached garage, converting it into a multifunctional media room and home office that could engage more directly with the garden.

Navigating the planning restrictions of Bedford Park required a meticulous approach to materials and detailing. We selected London Red Stock bricks to perfectly match the original house in type, finish, and bond, ensuring the new addition felt like a natural evolution of the property. The contemporary infill extension uses these traditional materials in a modern way, featuring clean lines that contrast beautifully with the Victorian architecture. This design not only met the strict requirements of the Local Authority but also transformed the kitchen into a bright, interconnected space.

As part of the wider site redevelopment, we converted the pre-existing detached garage into a high-spec media room and home office. By installing contemporary bi-fold doors, we created a fluid connection between this new retreat and the garden, providing the family with a quiet space for work or relaxation away from the main house. To tie the project together, we carried out garden landscaping that bridges the gap between the new extension and the outhouse, creating a cohesive outdoor living area.

The Result

By successfully navigating the complexities of a Grade II listing and Article 4 restrictions, we provided our clients with the open, connected spaces they needed without compromising the home's historic integrity. The finished project is a seamless blend of old and new – a heritage property that has been carefully restored to serve as a functional, light-filled family home for years to come.
