Located in Kew, this Victorian property had stood abandoned for over two years before its transformation. Originally divided into three separate flats, the house required a complete renovation to return it to its former glory as a spacious family home. Our work focused on a comprehensive refurbishment and reconfiguration, involving significant structural extensions and the restoration of period features to create a residence that perfectly balances historic charm with modern, open-plan living.

The Brief


The clients sought to de-convert the flats and create a unified, bright family home. A key priority was to increase both light and volume, particularly on the ground floor, while preserving the property's original character. The brief included a ground floor side and rear wrap-around extension, a new dormer addition, and a full update to the home's services, including lighting and heating. Every floor needed to be reimagined to provide dedicated spaces for relaxation, guest accommodation, and children’s areas.

GROUND FLOOR RECONFIGURATION AND EXTENSIONS

Creating Light-Filled Social Spaces

To open up the ground floor, we utilised the original side alley to create a glazed-roof side extension, drawing substantial natural light deep into the heart of the home. At the rear, we demolished the existing structure to build a modern wrap-around infill extension. The resulting open-plan kitchen and living area is designed with "interior zoning" in mind – creating a spacious social hub that feels organised and functional. Large floor-to-ceiling sliding doors offer uninterrupted views of the south-facing garden, allowing for a seamless transition between the indoors and the terrace during the summer months.

The upper levels were redesigned to offer privacy and independence for the whole family. On the first floor, we created two large bedrooms, including a primary suite with a walk-in wardrobe and a generous guest suite. The top floor was dedicated to the children, featuring a bright den and family bathroom. Despite initial feedback from the local authority suggesting it wouldn't be possible, we successfully gained planning permission for a new dormer addition, which transformed one of the children’s bedrooms into a bright, airy space with increased ceiling height and volume.

The Result

The revival of this Priory Road home shows how even a neglected, subdivided building can be restored into a high-quality family residence. By managing the project from the complex planning permissions and de-conversion through to the final build and interior fit-out, we were able to deliver a home that the owners love. The finished project is a testament to how thoughtful architectural design and persistent planning can unlock the true potential of a Victorian property, resulting in a space that is comfortable, beautiful, and full of light.
