Built on a unique parcel of land at the rear of a residential property in Chiswick, this Victorian-style new build home offers all the charm of a period property with the comfort of a modern new build. What began as a simple request for a garden outbuilding, evolved into an impressive five-bedroom home, designed to sit in perfect harmony with its historic neighbours. By blending classic aesthetics with forward-thinking construction, we created a home that feels like it has always been part of the Wellesley Road Conservation Area, while offering all the comforts of a contemporary sustainable development.

The Brief
Our clients originally approached us to transform a large, awkwardly shaped garden into a private gym and spa. However, through collaborative discussions with the Local Authority, a more ambitious vision emerged: to create a high-quality new build home that would enhance the local streetscape. The challenge was to design a property that satisfied strict conservation guidelines while delivering a spacious, five-bedroom layout for modern living. The brief required an "eclectic" interior that reflected the owners' style, paired with a significant focus on sustainability and CO2 reduction.
Building a new house in such a sensitive location required a deep respect for the local streetscape. We spent a great deal of time studying the surrounding architecture on Burlington Gardens to ensure the front of the house blended in seamlessly. The resulting facade is a thoughtful mix of Victorian-style features, drawing inspiration from the best architectural elements of the neighbouring properties. From the intricate brickwork to the traditional window proportions, every choice was made to preserve the character of the area.
While the exterior looks back to the past, the "bones" of the house are entirely future-focused. As a sustainable development, the property was engineered to achieve a 35% reduction in CO2 emissions compared to standard construction methods. This approach allowed us to deliver a high-performance home that stays naturally comfortable year-round, significantly reducing its environmental footprint.

INTERIOR SPATIAL DESIGN
The ground floor was designed to be the social heart of the home, centered around a sprawling open-plan kitchen and living area. The floor-to-ceiling glazed windows open up onto the garden inviting in plenty of light, making this house feel grand whilst being a relatively sized footprint. The kitchen itself is a study in material contrast, featuring a marble island set against dark, minimalist cabinetry. Architectural lighting, including recessed perimeter LEDs and industrial-inspired pendants, defines the different zones of the room while maintaining a clean, cohesive aesthetic.

The upper floors house five generous bedrooms, each designed with a focus on high-quality materials and a solid, comfortable feel. We designed bespoke floor-to-ceiling wardrobes and made clever use of eaves storage to keep the rooms organized and uncluttered. The bathrooms offer a thoughtful balance of old and new, pairing traditional Victorian-style fixtures and classic tiling with modern spatial planning. Details such as antique brass brassware, industrial wall sconces, and custom-built vanities ensure these private spaces feel timeless and unique to the property’s character.

The Result
The result is a one-of-a-kind Chiswick new build that successfully navigates the complexities of planning in a historic setting. Completed within a 52-week programme, this home on Burlington Gardens is a testament to how creative thinking can turn an "awkward" garden plot into a substantial, sustainable family residence.
